The only one star review I've ever given out: one star for poor professionalism, lack of boundaries, poor judgment, etc.. My realtor,Jessica acted as judge, jury, and attempted to be (mean-spirited) executioner demanding I not make deductions from my tenant's security deposit who had damaged property. (See her full letter below.) And yet after the previous poor review the business owner states: "the realtor facilitates finding a tenant for the landlord. The lease is between the landlord and the tenant, the deposit is with the landlord." Jessica accuses me of being dishonest and greedy with my tenant (who I let out of her lease three months early to save her money) and uses bizarre logic (she states she worked many hours for free for me so I should just use the money she didn't charge me to pay for the damage and don't deduct any money from the security deposit.) On top of that, the allegations are simply not true. Fixtures were so rusted out they had to be replaced after less than two years of tenant occupation (see attached photo). In the previous 10 years no rust had occurred.Moreover, the tenant didn't even fill out a supplied condition report after moving in. In short, I didn't do anything wrong, but even if I had how on earth would a realtor feel it's appropriate to intervene for one side?
I have not charged you for the enormous amount of time helping to deal with this move has taken. Why don't you take the 5 hrs of time I should be charging you and do the right thing and return the security deposit to these tenants. I have fielded numerous emails and phone calls from both applicants and out going tenant as well as from you. This should have been a simple transfer of a rental property. All parties on this end were very reasonable people, including the tenant on social security. I know she asked to pay rent a few days after the 1st [nb: rent was 2/3 of this applicants entire income], but all she did was ask that and you turned it into a big negative against her. I fully processed both pairs of applications and I had no doubts both applicants would have been good tenants. When you wrote to me implying the only reason I suggested the 1st woman was solely on a credit score was insulting. I spent a decent amount of time processing those applications and I told you I thought both would be good tenants. I think you can make things more difficult than they need to be.
A solid, locally owned and operated company. Professional, knowledgable agents who know the local market, and are dedicated to helping their clients and serving the local community. Delap RE is cooperatively owned and managed - unusual for a real estate company. As an agent myself who has had the opportunity to work at other agencies, I can say without hesitation that the cooperative spirit at Delap makes a big difference. Moreover, the realtor also recommended a tenant who did not have enough money to make rent by the first of the month (rent was two thirds of her total income and she apparently had no savings.), and if I did not have a clause in the lease saying there was a penalty for not paying on time I would not have found that out. I wound up going with another tenant who was completely qualified but that my realtor had passed over. (Also see realtors letter to me.)
Please see the realtor's letter and decide for yourself whether you want to work with Delap Realty. My recommendation would be to take your business elsewhere. A quick Google search for Northampton rental will get you where you need to be-another realtor that charges less for fees for the tenant, and does a thorough financial background so that all parties are happy. I've seen radiators in bathrooms with rust accumulation all the time, this is not uncommon. As the owner of a rental property it is not uncommon to have to paint and replace things between tenants due to basic wear and tear and degrading of products. I don't think they make things like they use to and things aren't lasting or holding up as well as they should. I don't think you can hold these tenants responsible for the humidity level in this unit. You can only ask tenants to do so much and these guys struck me as very tidy conscientious people.

Keep your life simple, do the right thing as an absentee landlord and replace the rusted fixtures as you should. Keep the money I should be charging you for my time. Put it toward those fixtures you don't want to pay for. This has gotten ridiculous.
